Reasonable control of the budget and cost control. 2、統(tǒng)籌項(xiàng)目計(jì)劃,負(fù)責(zé)各項(xiàng)制度、規(guī)章的落實(shí)、指導(dǎo)專(zhuān)業(yè)條線(xiàn)負(fù)責(zé)人根據(jù)作業(yè)指導(dǎo)書(shū)開(kāi)展工作,保證各項(xiàng)工作程序有章可循。 Coordinate the work plans, be responsible for the implementation of policies and procedures, guiding the team members to carry out the work according to the operating SOPs to ensure that all work procedures are in line with the rules and regulations. 3、組織項(xiàng)目日常巡視和例行檢查,查找服務(wù)和管理中的不足,識(shí)別潛在風(fēng)險(xiǎn),及時(shí)采取糾正措施。 Organize routine inspections and checks to find out the problems and areas for improvement, identify potential risks and take corrective actions in time. 4、建立并實(shí)施項(xiàng)目投訴管理機(jī)制與流程,妥善處理客戶(hù)投訴,直至客戶(hù)滿(mǎn)意;定期走訪(fǎng)客戶(hù),收集客戶(hù)訴求,優(yōu)化客戶(hù)服務(wù)流程,提升客戶(hù)滿(mǎn)意度。 Establish and implement the complaint management system, properly handle customer complaints, communicate with customers regularly and collect customer requests, optimize customer service processes, enhance the customer satisfaction. 5、作為項(xiàng)目安全生產(chǎn)第一責(zé)任人,統(tǒng)籌項(xiàng)目秩序安全和消防安全管理,密切關(guān)注風(fēng)險(xiǎn)隱患點(diǎn)并及時(shí)消除。 As the first person responsible for the safety production, overall manage of security and fire safety, pay close attention to potential risks and eliminate them in a timely manner. 6、負(fù)責(zé)定期組織對(duì)供方服務(wù)進(jìn)行評(píng)估,確保現(xiàn)場(chǎng)服務(wù)品質(zhì)。 Conduct daily management and regularly KPI evaluation of service providers to ensure that their services are implemented in accordance with contract agreements and service quality. 7、及時(shí)妥善處理突發(fā)事件,做好事后總結(jié)與分析,避免同類(lèi)事件發(fā)生。 Timely and properly handling of emergencies, summarizing and analyzing the root cause after the emergencies to avoid the occurrence of similar incidents. 8、組建并培養(yǎng)項(xiàng)目團(tuán)隊(duì),制定并實(shí)施項(xiàng)目培訓(xùn)計(jì)劃,提升員工專(zhuān)業(yè)能力;通過(guò)開(kāi)展績(jī)效、評(píng)優(yōu)等工作企業(yè)文化落地等工作,建立一支有活力、敢承責(zé)的物業(yè)管理團(tuán)隊(duì)。 Build and train the onsite operation team, develop and implement training programs to Enhance the professional ability of team members; establish a dynamic and responsible property management team by carrying out performance appraisal, evaluation of excellence and the 'falling to the ground' of the company culture. 9、完成上級(jí)領(lǐng)導(dǎo)交辦的其它工作。 Perform any other duties assigned by leaders. 任職資格 Qualifications: 1、大專(zhuān)及以上學(xué)歷 College degree or above 2、企業(yè)管理、物業(yè)管理、綜合設(shè)備設(shè)施管理等相關(guān)專(zhuān)業(yè) Major in enterprise management, property management, IFM, etc. 3、5年以上相關(guān)工作經(jīng)驗(yàn) More than 5-years working experience 4、3-5年管理經(jīng)驗(yàn) 3-5 years management experience 5、精通英語(yǔ),做到聽(tīng)、說(shuō)、讀、寫(xiě)流利。 Good command of verbal and written English 6、較強(qiáng)地統(tǒng)籌管理能力,品行端正,責(zé)任心強(qiáng)、勇于擔(dān)當(dāng)。 Strong overall management skills, well conducted, strong sense of responsibility and ownership. 7、執(zhí)行能力強(qiáng),思維敏捷,善于溝通和解決問(wèn)題; 較好的邏輯性和文案能力。 Strong executive ability, agile thinking, good communication and problem solving; good logic and writing skills. 8、溝通協(xié)調(diào)能力強(qiáng);團(tuán)隊(duì)協(xié)作能力強(qiáng)。 Good communication skills and strong teamwork skills.
